GROUND RENT UNTIL FEB 2014 We are selling our lovely 2 bed lodge sited on beautiful 250 acre parkland in North Yorkshire very near to York City. The park is open all year and offers gorgeous woodland walks, fishing, bowles, tennis and the meeting lodge called The Haven where many events take place, quizzes, food evenings and lots of daytime pastimes.
The village of Riccall is very nearby which also offers a lot, a couple of good pubs, Italian and Indian restaurants and an extremely well stocked small supermarket. Transport is on the doorstep on the A19 which travels either way into Selby or York which offers City life and all anyone could possible want or Selby is good for supermarkets, there are three at least and lots of individual shops and of course the market on Mondays. Also lots of lovely eateries.The lodge is 45’ x 14’ and is in immaculate condition as it has only been used for holidays by us, the owners. This has been just once a month so it is in perfect condition. We have super decking from the front door right round to the back where you can open the patio doors and relax taking in the lovely woodland area. On entering the front door you come into a hallway where there is a good sized cupboard housing the boiler and is great for hanging damp coats etc. Leading from the right of the hall you come into the first bedroom which contains a double, fitted wardrobes, one double set of drawers and two bedside cabinets. The bathroom is full sized with a good sized bath with power shower over and a glass shower screen toilet and wash basin. The second bedroom is also a good size which has a double bed, fitted wardrobe and bedside cabinet. The kitchen comes off of the hall and is a lovely deep rich cherry wood colour with a good amount of working surface. It has a fitted dishwasher, cooker which has a gas hob and electric fan oven, cooker hood with halogen lights. There is also an integrated fridge/freezer, the whole kitchen is fully fitted and integrated which makes it look much neater and easy to clean. Opposite the kitchen is the dining area where there is a dark wood table and four cream leather chairs (I am not too sure if they are real leather but they seem good quality). There is a dark wood mirror over the table area giving it a nice complete look. Moving on through to the lounge, the area is very comfortable with two, two seater sofas, a nest of glass and chrome tables, uplighters and a wall hung 32” TV above a wall hung log effect modern fire. There is a neat little cupboard in the corner ideal for keeping odds and ends in or as a drinks cupboard. The lodge comes complete with all fixtures and fittings, curtains, carpets and many extras even down to the pots and pans, cutlery and chinaware. It is fully double glazed and centrally heated This would make a superb home for someone or a couple or for people like us, a lovely holiday home.
